How to Check RERA Registration of a Layout in Karnataka


Buying a plot is a major milestone, but ensuring the property is legally sound is paramount. Under the Real Estate Regulatory Authority (RERA), every plotted development exceeding 500 square meters or 8 plots must be registered. Here is how you can verify a layout on the Karnataka RERA portal.


Step 1: Visit the Official KRERA Portal

Navigate to the official Karnataka RERA website (rera.karnataka.gov.in). Avoid third-party websites for verification.


Step 2: Access the 'Registered Projects' Database

Under the 'Services' or 'Registration' tab, click on "Project Status" or "Registered Projects". This will open a searchable database of all approved real estate developments in Karnataka.


Step 3: Search Using the RERA Number or Developer Name

Enter the RERA registration number (e.g., PRM/KA/RERA/...) or the builder's name (MK Builders & Developers) in the search bar.


Step 4: Verify Crucial Documents

Once the project details load, click on the project to open its dashboard. Verify the following:

  • **Approved Layout Plan:** Verify that the number of plots and boundaries matches what the agent showed you.
  • **Land Title Deed:** Ensure the title is clear and the developer has joint-development agreements or outright ownership.
  • **RERA Certificate Validity:** Check the completion date declared by the developer.
